House and Land Packages Ease Tightening Supply in Airlie Beach

In a bid to ease post-pandemic challenges for buyers, Alder Developments has announced the launch of house and land packages at one of the last major subdivision sites in the suburb of Airlie Beach, Airlie Summit.

The 24-hectare parcel of land has development approval for the creation of 89 new residential and apartment lots all offering magnificent scenic views over the Coral Sea and Whitsunday Islands.

Alder Developments general manager Greg Tupicoff says the house and land packages are entering the market at the right time as the industry struggles to keep pace with demand and home buyers navigate a lack of available builders and extended lead times.

“Never before has Australia seen such high demand for home building coinciding with material sourcing and labour shortages – all lingering effects of the pandemic,” Mr Tupicoff said.

“Add to this the reports of industry instability, and it is understandable that prospective buyers may be nervous about committing to a new build and deciding on a builder to work with.

“By working closely with reputable construction professionals, homeowners can mitigate many of these challenges. We can’t resolve the overall pressure on the industry but we can put our customers in touch with the right people so they can make an informed decision.”

While some buyers are opting to engage their own architects to build their dream homes at Airlie Summit, Mr Tupicoff says many others would prefer to remove the guesswork.

“Purchasing a house and land package is a convenient and affordable option for building a new home, and in the current market we wanted to support our buyers by providing them with this opportunity,” he said.

“Sitting some 200 metres above sea level and occupying the highest remaining zoned land in Airlie Beach, Airlie Summit provides a sensational canvas for home design.

“The size and shape of each block has been carefully considered to make the most of its natural attributes with each offering expansive island, bay and ocean views. Now we’ve designed a range of homes to complement the unique blocks of land and have already gone through the approval process buyers need to start building.”

Alder Developments has vetted and commissioned local builder IntegraBuild. Company director Ron Lust, a builder with more than 35 years’ experience in the region, says Airlie Summit is a welcome addition to a market desperate for more housing.

“The pandemic has propelled the construction industry in North Queensland, and Airlie Beach in particular is seeing significant demand as people are seeking an affordable way to achieve a more balanced lifestyle,” Mr Lust said.

“The lure of the water, the reef and the climate up here are hard to beat. I operate all across The Whitsundays; the housing market is under supplied and the coastline is almost built out.

“There is limited opportunity to build new housing along the coastline and this is especially the case in the Airlie Beach area. As more people flock to the region, supply is only going to continue to tighten.”

One of the house and land packages offered by IntegraBuild and Alder Developments features four bedrooms, two bathrooms and double garage on a 1704sqm block of land from $1,500,000. Mr Lust says the competitive price will result in a tastefully designed home that will more than match the stunning aspect of the block.

“Airlie Summit is a beautiful development with unparalleled views; some of the best remaining land in the freehold market, not just in Airlie Beach but throughout The Whitsundays,” Mr Lust said.

“All the blocks in the current Airlie Summit release have a level building pad which equates to an easy build.

“We aim to make the process as easy and streamlined as possible. The team is always available to help, and since we can accommodate most aspects of the build in-house, we don’t outsource much.”

G.J. Gardener Homes has also released a number of house and land packages with spacious four bedroom designs selling from $1,692,500 million.

Alder Developments is in the process of negotiating pricing with numerous local builders and will be releasing a selection of house and land packages with designs tailored to Airlie Summit’s unique site.

Construction of the Lookout Release is complete, with land actively selling in Airlie Summit.
